• Pick the right estate agent

Don't feel pressured to go with the first estate agency you come across, do your research and make sure they have a lot of experience and know the area.

• Don't be greedy

Ask for a price which will entice interest. Your estate agent should be able to guide you; take their advice on board as they should have a lot of experience. 

• Create a nice atmosphere

It wouldn't hurt to spray some air freshener, put some flowers on display and de-clutter the house. It may sound obvious but you would be surprised at how many people display their property poorly!

• Utilise all tools

If you can, opt to have professional photos and floorplans; at yours or the agent's disposal. Let your property stand out from all the others to increase your click rate. 

• Be accommodating at viewings

Try to go out when the agent has viewings, especially if you have an open house and make sure pets are out of the way as well as litter trays!
