Advice when selling a property

Selling your home can be an overwhelming process, so it's important that you do your research beforehand to know the process and unexpected costs that may pop up along the way, especially if you're a first time seller.


Costs
  • Make sure you know the costs when selling your home; you will be paying a solicitor as well as agent fees. 
  • You may not get the asking price or ideal amount you were hoping for, prepare to negotiate on house price with the buyer.


Preparing your property

  • You may need to spend money on redecorating or repairing certain parts of your home before you can sell.
  • Gather all the relevant paperwork (for example an Energy Performance Certificate).


Process
  • Do your research on homes in the area, comparing properties and their prices.
  • Get a valuation from an estate agent and agree on price and fees.
  • Line up a your solicitor to handle the sale.


Contact
  • Make sure you stay in contact with your solicitor and they keep you up to date with the sale.
  • Reply to all enquiries as quick as you can.
  • Once you've agreed on a price, select a date of exchange of contracts and completion date that suits both parties.
